| As we close the books on the June 30, 2010 fiscal year, I am pleased to report that Sahara Park had a decent year, finishing $11,338 ahead of budget. Not bad in this economy! As a result, Sahara ended up with a Surplus of $88,769 net of bond fees; we deposited this entire amount into the Repair & Replacement Fund.
24 homes sold during the past 12 months, almost 10% of the Park and an increase from the 17 sales last year. I'll take that jump in sales as a sign that in these tough times, homebuyers appreciate the value Sahara offers. I prefer that to Gloria's theory--that more of you are getting tired of these Memos. We will use $75,000 of the surplus to tackle the next phase of the Great Electrical Project; dipping into last year's surplus, we'll also spend another $20,000 on street repairs and $5,000 on the Clubhouse renovation, in order to make your Monday Movie Night experience as comfortable as possible. This list doesn't include the many, many projects Tom and Staff complete in-house. It should be another good year! Speaking of Sahara's finances... Where's Your Income Cert? As I type this--on Aug. 9--we've received 184 Annual Income Certification Forms. That leaves 66 holdouts. I know that after 8 years I don't have to remind you that every dollar Sahara saves in property taxes gets us that much closer to finishing the Great Electric Project and helps Tom complete other improvements that benefit your community...and that these are much better uses of your rent monies than sending those dollars to the Tax Assessor. I could also remind you Gloria will keep bugging you until you return the form. If you moved into Sahara during the last 8 years, you promised--in writing--to return this Form every year as a condition of your residency. So won't you please complete this simple task--take a moment, answer a few questions and return the form? If you misplaced yours, you can get another form from the Office. One Small Step for Trees... Every year, owners of manufactured home communities are required to distribute complete copies of the Mobilehome Residency Law ("MRL") to each of their residents. We have to do this even if you still have your copy from last year. The MRL takes 20 pages to print--and that's using small type. Assuming about 365,000 manufactured home spaces in California...20 pages x 365,000 homes = 7,300,000 pages, most of which no one ever reads. Think of all the trees that gave their lives to produce unwanted copies of the MRL--not to mention the landfill space, the toxic ink, energy costs... That's about to change. As of January 1, 2011, we only have to let you know that you can get a free copy of the MRL at the Park Office, which we will gladly provide you. The State Legislature finally did something intelligent! Have a great Labor Day! |
