| Did you have fun at the Annual Back-to-School Party last month? Oh, you missed it? Oh well, maybe next time.
Only 5 children signed up for the Party but around 35 actually attended. We were very happy to see those additional kids...but if you've ever thrown a party, you know how helpful it is to get an accurate head count. Next year, we'd ask attendees to do us the courtesy of signing up in advance. Although we had enough school supplies for everyone, we did run out of pizza and didn't bring enough backpacks. After all, we were only expecting 5 partiers. I'd like to thank Nicki Ross, our Director of Resident Services, and Tami for their hard work on this fun event. As always, the Back-to-School Party was sponsored by SPARC, our resident service entity. None of your rent dollars was used for this event--it's just our way to trying to get Las Casitas's scholars off to a good start to the new school year. If You Receive a Courtesy Notice... ...to pull a few weeds or clean out your carport, don't get mad, don't point out all the faults of your neighbor--if his yard is a mess, he probably got a Notice also--just do your best to address the items on your Notice. Normally the Notices give you 30 days to clean up your yard. Doesn't that seem like plenty of time, given how small most of the Las Casitas yards are? If there's some reason you need more time, just let Tami know and she will work out some other timetable with you. For those of you who didn't get a Notice--Good Job! Thank you for taking pride in your home and in your Community. Closing the Books on 2010 Las Casitas' fiscal year ended on June 30; at least on an accounting basis, 2010 has come to an end. It was a decent-but-not-great financial year, all things considered. We ended the year with a Net Operating Income $689 less than budgeted--about as close to even as you can get. Las Casitas incurs about $900,000 in expenses and bond payments, so this is cutting it pretty close. However, it's great to be surviving at all during these tough economic times. Las Casitas will need every dollar possible to meet the many demands on the park budget. That's why it is so very important that you return your Annual Income Certification Form, which generates the property tax exemption that funds many of your Community's improvements. As I type this--on Aug. 9--we've received Income Forms from only 85 of you; that leaves 41 holdouts. If you moved into Las Casitas during the past 9 years, you promised--in writing--to turn in your Income Form each year. This was a condition of your residency; if you hadn't signed this provision of your rental agreement, you would not have been approved to live here. You've done this every year, you know you will have to turn in your form eventually so why not take care of this simple task today? If you've misplaced your form, you can get another copy at the Office. Have a Great Labor Day! |
