| As we close the books on the June 30, 2010 fiscal year, I am pleased to report that Westlake Park had a pretty good year, finishing $135,296 ahead of budget. Not bad in this economy!
A good part of Westlake's success is due to your great cooperation in returning the Annual Income Survey forms. Thanks to your kind attention to this simple little task, Westlake qualifies for a large property tax exemption--allowing us to spend more money on Westlake improvements instead of property taxes. This year we will spend every dollar of that property tax savings on the Street Repaving Project, which we started a couple years ago. Because of your fine cooperation, we hope to finish the job this year, well ahead of schedule. In fact, here's the complete list of Capital Improvement items we have budgeted for current fiscal year: Streets $408,300 Electric Conduit at Street Crossings 80,000 Paint Exterior of Common Area Buildings 20,000 Seal Coat Last Year's Street Work 7,260 Air Conditioning in Small Clubhouse 6,000 Lights/Ceiling Fans in Main Clubhouse Hall 5,000 New Chairs/Tables in Clubhouse 5,000 Ashlan Gate Phone 3,500 Total $535,060 Quite an ambitious list, wouldn't you agree? The next time someone asks you why bother filling out the Annual Income Form, tell him/her that you'd rather have new streets than see that money go to the Tax Assessor. One Small Step for Trees... Every year, owners of manufactured home communities are required to distribute complete copies of the Mobilehome Residency Law ("MRL") to each of their residents. We have to do this even if you still have your copy from last year. The MRL takes 20 pages to print--and that's using small type. Assuming about 365,000 manufactured home spaces in California...20 pages x 365,000 homes = 7,300,000 pages, most of which no one ever reads. Think of all the trees that gave their lives to produce unwanted copies of the MRL--not to mention the landfill space, the toxic ink, energy costs... That's about to change. As of January 1, 2011, we only have to let you know that you can get a free copy of the MRL at the Park Office, which we will gladly provide you. The State Legislature finally did something intelligent! Now if only they can get the water flowing back into the Central Valley... Have a Happy Labor Day! |
