| As we close the books on the June 30, 2010 fiscal year, I am pleased to report that The Tropics had a pretty good year, finishing $142,480 ahead of budget. The annual Tropics Surplus will be nearly $300,000. Not bad in this economy!
If The Tropics were still owned by investors, this Surplus would go into the Parkowner's pocket. Because The Tropics is owned by Millennium Housing, one-half of these funds will be used to fund the Rental Assistance Program, which subsidizes 109 very- and extremely-low income residents; the other half is re-invested back into your community for capital improvements. Among the improvements planned this year are the following: Final Phase of the Street Project $93,000 New Clubhouse Flooring 48,500 Putting Green/Gazebo/ Sitting Area @ old Shuffleboard Area 20,000 Replace Windows/Blinds in Main Meeting Room 7,000 New Directory Sign/Map 3,500 New Sewer Cleanouts 4,000 Fencing at Rear Pool Gate 2,250 Total $178,250 A good part of The Tropics' success is due to your cooperation in returning the Annual Income Survey forms. Thanks to your kind attention to this simple little task, The Tropics qualified for a large property tax exemption last year--allowing us to spend more of your rent dollars on Park improvements instead of property taxes. The forms are coming in a bit more slowly this year, however. As I type this on Aug. 6, we still have 147 holdouts who haven't yet turned in the Income Form. Please spend a minute and take care of this simple task. You'll have to do this eventually; you might as well get this over with? There's Something Different About the Clubhouse... It's the windows! Not only are the new windows and blinds in the main hall beautiful, but they are green as well--double-paned and very energy efficient. If you were one of those who liked the old louvered ones, I hope you'll look at the new ones with an open mind. They really are an upgrade, in my somewhat-humble opinion. We're also hoping the new windows keep the Clubhouse a bit cooler. If that doesn't work, we'll look at other solutions but in any event, I think you will love the new look. With that done, we hope to install the new floor in September. Have a Great Labor Day! |
