One of the most beautiful manufactured home communities in California, Rancho Vallecitos has wide streets, large homesites, beautiful homes, great views and fun, active residents.

Amenities include a 6,912 square foot clubhouse/recreation building, 2,720 square foot game room/library, pool, spa, billiards, great landscaping complete with topiaries, RV parking, etc. Many homes have dramatic views, including occasional glimpses of the ocean.

The Recreation Building has a large dance floor that gets a weekly workout from the popular square and line dancing evenings.

Rancho Vallecitos has a well-organized Homeowners’ Association. Mostly we try to keep out of the way and let the HOA run things, but we help where we can. We meet monthly with the HOA to determine park policies, set budget priorities and capital improvement needs. The HOA alerts us to areas that need improvement and act as a conduit for resident input.

We bought Rancho Vallecitos in November, 2001 with the help of the San Marcos Redevelopment Agency. San Marcos made a grant of $500,000 and allowed us to sell low interest tax-exempt bonds. This enabled us to bring the Millennium program to Rancho Vallecitos, as follows:

• Rancho Vallecitos will remain an over-55 community.
  
  
• We will follow San Marcos’s rent control ordinance, even if rent control is repealed by a later City Council or Court. This is rent control that can’t be taken away!
  
  
• Funds are set aside each year for long-term capital replacements, so that the park can be well maintained without passing the costs to the homeowners.
  
  
• All funds remaining after paying the bills and Millennium’s asset management fee remain in the park for homeowner activities; rental assistance; additional improvements and other items suggested in consultation with the Homeowners’ Association.
  
  
• Our management staff is trained to be problem solvers, with support from Millennium to budget to address our homeowners’ needs.
