Welcome to San Juan Mobile Estates, a 312-space, all-age Community in San Juan Capistrano, a beautiful City along the coast in South Orange County. 

San Juan Mobile Estates is in a superb location—less than two miles from the ocean; minutes from the Ortega Highway exit of I-5; about a mile from historic Mission San Juan Capistrano and an Amtrak passenger terminal; close to restaurants, shopping and services.

Spread over 38 landscaped acres, SJME has a low density of 8 homes per acre. 
Our residents enjoy a large, 9,800 square foot community center with an assembly room, service kitchen, library, game room, billiards room, fitness center, indoor spa, sauna, pool and horseshoe pits; two laundry buildings; wide streets and large, landscaped homesites.

In our opinion, however, our finest amenities are the City of San Juan Capistrano, a small town with great tradition and community spirit, and the fine residents of San Juan Mobile Estates.  You will immediately feel at home here!

Millennium Housing purchased San Juan Mobile Estates in June 2006 with the assistance of the City of San Juan Capistrano.  The City’s cooperation allowed us to sell low interest tax-exempt bonds and bring the Millennium program to SJME, as follows:

• We will follow San Juan Capistrano’s rent control ordinance, even if rent control is repealed by a later City Council, court or voter initiative

• $1,000,000 was set aside as a Repair & Replacement Fund, to correct existing deferred maintenance and to provide for long-term capital replacements

• All funds remaining after paying park expenses and Millennium’s asset management fee remain in the park for homeowner activities; rental assistance, improvements and other items suggested in consultation with the Residents Association

• Through homeowner meetings, our monthly magazine and other input, our residents have a greater voice into how their community is operated

• Our staff is trained to be problem solvers to address our homeowners’ needs

• San Juan Mobile Estates will remain a manufactured home community indefinitely; our residents are spared any fears of a park closure.

Millennium’s most important mission is to preserve San Juan Mobile Estates’ status as an oasis of affordable housing in a very expensive housing market.
