The most prominent community focal point is the beautiful naturally fed lake, but Las Casitas also has a 3,590 square foot clubhouse, pool, two spas, sauna, car wash, greenbelts and access to a community park next door.
We bought Las Casitas in April, 2001 with the help of the Rohnert Park Redevelopment Agency. Rohnert Park made a loan of $250,000 from its housing fund and allowed us to sell low interest tax-exempt bonds. This enabled us to bring the Millennium program to Las Casitas, as follows
We
stopped an ongoing lawsuit brought by the previous owner seeking to defeat
rent control and dropped the park’s claim for substantial back rent
from the homeowners.
$400,000
was set aside to address longstanding deferred maintenance problems. The
first major expenditure was the replacement of the streets and driveways
in the park without any pass-through of the costs to the homeowners. Besides bringing peace of mind and rent stability to Las Casitas, we are most proud of encouraging the park to activate a Homeowners Association, so that we would have a forum to work with our homeowners on important park issues. Management meets regularly with the Homeowners Association Board to discuss park policies, budget priorities and capital improvement needs.
