Westlake Park, a gated community for residents over 55 years of age, is one of the finest manufactured home communities in the Central Valley or, for that matter, the entire state.

Westlake’s 330 spaces are spread over 50 lushly landscaped acres, resulting in a low density of about 6.6 homes per acre. Just inside the park gates are a beautiful lake and busy Recreation Center. The 6,800 square foot clubhouse contains a large meeting hall with restrooms, billiards, card gaming room, reading room, kitchen and park office.

Westlake has many other amenities. Adjacent to the main clubhouse are a pool, spa, sauna and putting green. Other plusses—several greenbelts, another 1,100 clubhouse containing a meeting room, indoor spa, exercise room and another pool, ample RV parking and a car wash. Lots and homes are very large; 40% of the homes are triplewides, the rest doublewides. Homesites reflect a pride of ownership that is readily apparent.

In our opinion, however, the finest amenity is the great people that live in Westlake. You will feel right at home here!

Millennium bought Westlake in May, 2003. Our project was financed with tax-exempt bonds issued by the Independent Cities Lease Finance Authority. Although the City of Fresno facilitated the issuance of our bonds, there is no City money or guarantees connected to our project. The City’s cooperation enabled us to bring the Millennium program to Westlake, as follows:

• We will endeavor to remain an over-55 community.

• Westlake will follow the guidelines of Fresno’s rent control ordinance, even if rent control is repealed by a later City Council or Court. This is rent control that can’t be taken away!

• Funds are set aside each year for long-term capital replacements, so that the park can be well maintained without passing the costs on to the homeowners.

• All funds remaining after paying the bills and Millennium’s asset management fee remain in the park for homeowner activities; rental assistance; additional improvements and other items suggested in consultation with the homeowners.

• Our residents have more input into how their community is operated than would be the case with a for-profit owner.

• Our staff is trained to be problem solvers, with support from Millennium to address our homeowners’ needs.

We can’t imagine a more desirable lifestyle anywhere in the Central Valley for residents over 55 years of age at an affordable cost.
